Parking lots engineered for heavy use and finished for a premium property

Commercial and institutional concrete paving designed for real traffic loads and drainage demands, with a finish standard that matches a reputation-sensitive property.

Overview

A parking lot is functional infrastructure, but for many of our clients — boutique retail, medical and professional offices, private schools, HOA amenity centers — it's also the first physical impression a visitor has of the property. We design and build concrete parking areas that are engineered first for durability and drainage, and finished to a standard consistent with the rest of the property.

Concrete offers real advantages over asphalt for many of these clients: a longer service life, better resistance to petroleum staining, lower long-term maintenance cost, and a cleaner, more premium appearance that holds up over decades rather than years.

Every parking lot project starts with traffic load analysis — passenger vehicles, delivery trucks, and fire-lane access all place different demands on slab thickness and reinforcement — paired with a drainage plan that keeps water moving off the surface and away from the building.

Our Parking Lots Process

01

Traffic & Drainage Analysis

We assess expected vehicle types and volume, plus site drainage, to determine slab thickness, jointing, and grading before design begins.

02

Layout & ADA Compliance Design

Parking layout, striping plan, and accessible space/route requirements are finalized to current code.

03

Subgrade & Base Construction

The full lot area is graded, compacted, and built up with engineered base material to support the specified load.

04

Concrete Placement & Jointing

Concrete is placed in engineered sections with control and expansion joints positioned to manage cracking and long-term movement.

05

Striping & Final Walkthrough

Striping, signage coordination, and a final walkthrough confirm the lot is complete, compliant, and ready for use.

Signs You Need Parking Lots

  • An aging asphalt lot with chronic potholing, oil staining, and rising maintenance costs that a property owner wants to replace with a longer-life surface.
  • A new commercial, medical, or institutional building that needs parking built from the ground up.
  • A parking area with drainage problems causing standing water or runoff toward the building foundation.
  • An HOA or multi-family community amenity lot in need of replacement after years of deferred maintenance.

Materials & Techniques

Reinforced structural slab

Rebar or dowel-reinforced concrete specified to the lot's actual expected traffic load, including fire-lane and delivery access.

Engineered joint layout

Control and expansion joints placed to manage thermal movement and cracking across large paved areas.

Decorative and standard finishes

From standard broom finish for maximum traction to a lightly integral-colored surface for higher-visibility entry areas.

Concrete Parking Lots FAQ

It depends on budget and use case, but concrete generally offers a longer service life, better resistance to oil and chemical staining, and lower long-term maintenance costs — often making it the better investment for properties planning to hold the asset long-term.
