Why Is My Concrete Driveway Cracking? Common Causes and What to Do

Not all cracks mean the same thing. Here's how to tell a cosmetic issue from a structural one — and what actually causes concrete to crack in the first place.

Almost all concrete develops some cracking eventually, even flawlessly installed concrete. The real question isn't whether your driveway will ever crack — it's whether the cracking you're seeing is the normal, planned-for kind, or a sign of an underlying problem that needs attention.

Understanding the difference starts with understanding why concrete cracks in the first place, and what specifically is happening beneath your slab.

Shrinkage cracking: the normal kind

As concrete cures, it loses moisture and shrinks slightly — this is a normal, expected part of the curing process, not a defect. Control joints are cut or formed into a slab specifically to give this shrinkage a planned place to happen, so the crack occurs in a straight, inconspicuous line rather than randomly across the surface.

A hairline crack that runs along or near a control joint, or a fine surface crack that doesn't widen or shift over time, generally falls into this normal category.

Settlement cracking: usually a sub-base issue

If a section of your driveway has visibly sunk or tilted relative to the rest of the slab, and cracking has developed at that transition, the likely cause is a void or inadequate compaction in the sub-base beneath that section — often from soil erosion, poor original compaction, or a decayed tree root.

This type of damage is a strong candidate for concrete leveling, which can often raise the affected section back to grade without full replacement, provided the slab itself isn't also structurally cracked or broken.

Freeze-thaw and moisture-related cracking

Water that gets into small cracks or the concrete's surface pores and then freezes expands, widening existing damage over successive winters. This is a big part of why Middle Tennessee's freeze-thaw cycles make it important to seal decorative concrete and keep control joints properly caulked — moisture management is really the core of long-term crack prevention here.

Deicing salt can accelerate this kind of surface damage (spalling and scaling), which is a separate but related issue from structural cracking.

Structural cracking: when to be concerned

Wide cracks — generally more than a quarter inch — cracks where one side is visibly higher than the other, or cracking that continues to widen or spread over time are signs of a more serious structural issue: possibly significant sub-base failure, an underlying drainage problem, or in some cases an issue with the original mix design or reinforcement.

These cases warrant a proper assessment rather than a simple cosmetic patch, since patching over a structural problem without addressing the cause typically fails again within a season or two.

What to actually do about it

Start by identifying which category your cracking falls into — width, whether one side is higher than the other, and whether it's changing over time are the key diagnostic questions. Minor shrinkage cracks often just need monitoring and periodic sealing as part of routine maintenance. Settlement issues are often a good candidate for leveling rather than replacement. Genuinely structural damage needs an honest assessment of repair versus replacement, not a quick cosmetic fix that will need to be redone.
